Aldar has announced the complete sell-out of 450 townhomes at Al Deem, its newly launched Emirati community on Yas Island, with sales exceeding AED1.8 billion.
The strong response underlines sustained demand for high-quality, family-focused communities in Abu Dhabi. According to Aldar, 56 per cent of buyers were first-time customers, while 44 per cent were repeat purchasers. Male buyers accounted for 68 per cent of sales, female buyers for 32 per cent, with 64 per cent of all buyers under the age of 45. Notably, 84 per cent of owners are based in Abu Dhabi, and 63 per cent intend to live in Al Deem.
Al Deem townhomes were designed to blend modern living with traditional Emirati values. The development also introduces a new housing concept to the UAE: 26 live-work homes that integrate residential and commercial space, offering flexibility for entrepreneurs and creatives to establish cafés, art studios, and boutique businesses within the community. The strong uptake of these units reflects growing demand for innovative housing solutions that support entrepreneurial lifestyles.
Set within a master-planned community, Al Deem will feature a mosque, schools, a health centre, parks, a community centre, and retail outlets. Two new bridges will directly connect the neighbourhood to Yas Island, providing quick access to entertainment, dining, and leisure venues, as well as proximity to Zayed International Airport, Abu Dhabi city, and Dubai. – WAM
